The ₹90–300 band is the developer's own lease sheet for this building. It is a starting point, not a valuation — ground retail sits at the top, MSME units near the bottom, and floor, frontage and loading access move it either way. We screen before you meet anyone

What the business does, how long it has run, whether its use is permitted on an MIDC plot, and whether it can carry the deposit. You meet shortlisted tenants, not walk-ins.

We handle the paperwork end to end

Leave-and-licence agreement, deposit and escalation terms, stamp duty and registration, and the MIDC consent position confirmed in writing before anyone signs.

We stay on after handover

Handover inventory, renewal reminders before the lock-in ends, and re-letting when the term runs out. You should not have to remember any of this.

The part most owners get wrong

Bizhub sits on MIDC leasehold land.

That means letting your unit is not simply a matter of finding someone with a deposit. MIDC plots carry permitted-user restrictions — only certain kinds of business may operate from them — and sub-letting generally requires MIDC's consent, on MIDC's terms and timeline.

Sign a tenant whose activity is not permitted, or sub-let without the consent in place, and the problem lands on you as the lessee, not on the tenant. We confirm both positions in writing before a single agreement is drafted.
