Is your trade even permitted on that plot?

Most of the industrial stock in this belt sits on MIDC leasehold land, and MIDC limits what kind of business may operate from a given plot. Fabrication, food processing, chemicals, warehousing and light assembly are not treated the same way.

Sign first and discover the restriction later, and you are the one holding an agreement you cannot trade under. Tell us your trade before anything else. If it isn't permitted, we will say so on the phone and save you the site visit.

Seven questions that decide whether the space actually works.

What is the floor loading capacity?

In kg per square metre. If you are putting machinery, a press or stacked stock on an upper floor, this decides whether you can — not the landlord's opinion.

What is the clear height under the beam?

Not the slab-to-slab number in the brochure. Measure to the lowest beam or duct, and check it against your tallest machine plus its service clearance.

How much power is sanctioned, and does it transfer?

In kW, in writing. Then ask what it costs and how long it takes to increase it, because upgrading a sanction after you move in is slow.

Can a truck actually reach the unit?

Loading bay, turning radius in the compound, and whether unloading is restricted to certain hours. A gala you cannot load into is a warehouse you cannot use.

What does the goods lift take?

Capacity in kg and the internal cabin dimensions. Anything above the ground floor lives or dies on this number.

Water, drainage and effluent?

Especially if your process uses or discharges anything. Retrofitting drainage in a finished unit is expensive and sometimes not permitted at all.

What is the lock-in, and what is the escalation?

Lock-in means you owe the rent whether you occupy or not. Escalation compounds — a rate that looks fine today can be well above market by year five.

Rent, deposit, lock-in, escalation, fit-out period and exit terms. Then the leave-and-licence agreement, stamp duty and registration, done correctly the first time.

One month's rent payable when you sign, not before

And so you hear it from us rather than working it out later: the owner pays us too. That is how commercial leasing works in this market. We would rather tell you upfront than have you assume we are working for free on your side of the table.

What it buys you is someone who has already checked the permitted user, collected the specs, and read the agreement before it reaches you.
